About the Project

With ever increasing land prices in Jackson, home ownership is out of reach for many. The only option for many of Jackson’s professionals that want to stay in town is to rent a crowded apartment, condo or townhome. Cottonwood Park Homes strives to provide well-built single-family homes in an established neighborhood at competitive prices with long term lease options for those seeking something between apartment rental and home ownership. Our challenge has been managing the cost of construction to keep rental rates as competitive as possible.

The eight contiguous lots on Whitehouse Drive provide an opportunity to design and build houses in an efficient and cohesive manner which will assist in reducing construction costs. The design priorities for each of the houses include:

  • Roughly 2,000-2,500 sf
  • 3-4 bedrooms
  • Open floor plans
  • Large common space
  • Over-sized garages (for all our toys)
  • Mix of single and two-story floor plans
  • High quality finishes and interior selections

Currently, we have two houses completed and occupied and three more under construction with completion dates in early to mid 2020. The remaining two lots will be started in early 2020.

Let’s Talk About Rent

As we near completion of each house and begin the process of seeking a resident, the monthly rent will be displayed on the available houses. We determine rent based on the final cost of construction for the individual home. In addiiton to construction costs, rent also includes items such as:

  • Property taxes
  • Property Insurance
  • Maintenance
  • Town of Jackson affordable housing taxes (which are six times higher now than when the project started)
  • Water
  • HOA dues
  • Lawn care
  • Financing costs
  • Mortgage expenses
  • Operating expenses
